FOGTEC, the Cologne-based water-mist specialist with offices in Riyadh and Jeddah, builds suppression systems that atomise plain water at 80 to 200 bar. In a market where water is desalinated and pumped inland, the reduced water volume and the smaller tanks and pipework that follow are a building economics argument as much as a fire safety one.
Fire protection was visible across Big 5 Construct Saudi this week, with NAFFCO among the exhibitors showing fire safety, life safety and security technologies for complex developments. Less visible, and arguably more interesting in a Saudi context, is a category of suppression that changes the building around it: water mist.
FOGTEC, founded in Cologne in 1997, is one of the established specialists in the field. The company has offices in Germany, France, Austria, Brazil, India, China and Saudi Arabia, together with more than 60 licensed partners across Europe, the Middle East, Africa and Asia, and it maintains a Riyadh office on Olaya Street and a second in Jeddah. Its reference projects in the Kingdom include the clock tower complex in Makkah.
The technology is simpler than the engineering around it. A water-mist system pressurises plain water to between 80 and 200 bar and discharges it through fine nozzles, producing droplets small enough that the spray behaves less like rain and more like a gas. The very large surface area of the droplets absorbs heat rapidly and the evaporating water displaces oxygen at the seat of the fire. No chemicals or additives are involved, which matters both environmentally and for what has to be cleaned up afterwards.
The consequence that interests a developer is volume. A mist system extinguishes with a fraction of the water a conventional sprinkler installation discharges, and that reduction cascades through the building. Storage tanks shrink. Pumps get smaller. Pipework diameters fall, which frees ceiling void and riser space. Water damage to the protected asset is lower, which is why the method established itself first in machinery spaces, ships, tunnels and data-processing environments where the contents are worth more than the structure.
In Saudi Arabia the water argument carries weight beyond the plant room. Almost all municipal water in the Kingdom is desalinated and then pumped considerable distances inland, which means every cubic metre held in a building's fire tanks represents energy already spent. A suppression strategy that reduces the stored volume reduces a real cost, and it does so in a building type — high-rise residential, hospitality and mixed-use — that the Kingdom is producing in quantity.
The constraint is approval rather than physics. Water mist is a performance-based technology: it is specified against a tested hazard scenario and an approved system design, not against a generic sprinkler density. That places the burden on the designer to demonstrate equivalence, and it places the decision with the authority reviewing the submission. Codes, standards and regulations formed one of the streams on this week's conference programme, with the Saudi Building Code Center among the speaking organisations, and the question of how performance-based fire engineering is assessed sits squarely inside that.
The commercial reality is that a mist system usually costs more to install than sprinklers and less to accommodate. Whether that trade is worth making depends on how tightly the building is planned, what the protected contents are worth, and how a developer values the space it recovers. In a tower where a smaller tank releases a floor's worth of plant area, the calculation is not close.
What makes the category worth watching in this market is that it belongs to a broader pattern visible across the show. The systems attracting attention are the ones that solve two problems with one purchase — roofing that insulates, valves that arrive with carbon data, refrigerants that cut a chiller's future liability. Fire protection that also reduces a building's water and plant demand is the same trade, made in a discipline where safety has historically been the only argument allowed.
