The Big 5 Impact Trail at the Riyadh exhibition spotlights solutions from Masdar, Galaxy Technology, Star Factory, Keller and Al-Futtaim Engineering. None of them is a headline technology, and that is the point: sustainable construction in Saudi Arabia is being decided in material selection, foundation method and operating practice.
Sustainability in construction is usually presented through renderings of green roofs. What it looks like on an exhibition floor is considerably duller and more useful: wood-based panels, cast iron valves with published carbon figures, roofing foam, ground improvement methods and maintenance regimes.
That is the shape of the Big 5 Impact Trail, the sustainability route that will run through Big 5 Construct Saudi in Riyadh from Sunday, which the organiser describes as spotlighting practical solutions that help project teams identify products and systems that improve efficiency, reduce environmental impact and support long-term building performance. Solutions on the trail come from Masdar, Galaxy Technology, Star Factory, Keller and Al-Futtaim Engineering.
Each occupies a different part of the argument. Masdar is presenting Kronospan wood-based panels and engineered boards, which sit in the material substitution category: engineered timber products displacing higher-impact alternatives in fit-out and interior work. Galaxy Technology is showing Albion Valves with carbon transparency published across its cast iron range, which is a documentation question rather than a product one. A valve with a published figure can be specified into a project that has an embodied carbon target. A valve without one has to be assumed, and assumptions are increasingly rejected.
Star Factory covers spray polyurethane foam roofing and waterproofing, where the environmental case and the durability case are the same case: a roof that fails in eight years in Saudi conditions is replaced twice as often as one that lasts twenty, and the embodied impact of the second replacement is real. Keller's contribution is ground improvement and foundation techniques, which is the least obvious and possibly the most material. Treating poor ground in place with vibro stone columns or similar methods avoids the excavation, disposal and imported fill that a dig-and-replace approach requires, and earthworks carbon on a large site is measured in thousands of tonnes.
Al-Futtaim Engineering represents the operational end, with integrated facilities management and energy management. That is where the largest numbers actually sit. A building emits far more across its operating life than during its construction, and in Saudi Arabia the overwhelming majority of that is cooling. A chiller plant commissioned properly and maintained on condition rather than on the calendar will consume materially less electricity for thirty years than an identical plant that was signed off in a hurry.
The regulatory framework around all of this has two parts. The 2024 edition of the Saudi Building Code, mandatory since the middle of last year, carries the energy provisions that determine a building's load before any equipment is selected: envelope performance, insulation, glazing and shading. Compliance is enforced through municipal design review, inspection and the occupancy certificate, which makes it the most consequential sustainability instrument in the Kingdom by a wide margin, whatever it is called.
The second part is Mostadam, the green building rating system developed for the Saudi market by the Ministry of Municipal, Rural Affairs and Housing, with separate schemes for design and construction and for existing buildings in operation. It is voluntary, and its value is commercial: it gives an owner a way to demonstrate performance to a tenant, a lender or a government client, and it awards credit for decisions taken early in design, where the cost of change is close to zero.
Materials are where the difficulty concentrates. Cement production releases most of its carbon dioxide through the chemistry of turning limestone into clinker rather than through fuel, which means efficiency improvements at the kiln can only take it so far. Saudi clinker inventories stood at 45.1 million tonnes at the end of July with sales down about 2 percent year on year, and in that market the argument for using less clinker per cubic metre through supplementary materials and better mix design has a commercial logic as well as an environmental one. Producers elsewhere have moved carbon capture projects into construction; nothing at that scale is operating in the Kingdom.
What the trail demonstrates, taken together, is that sustainable construction in Saudi Arabia is currently a procurement discipline rather than a technology programme. The products involved are conventional. What distinguishes the ones on the route is that somebody has measured them, published the figure and can defend it in a submittal. That is unglamorous, and it is the part that a specification can actually use.
